Savor the best of southern Tuscany at this wonderful three-bedroom 14th century tower, set within bucolic gardens at the edge of the picturesque town of Cetona. Its prominent location offers exceptional vistas of Monte Cetona, Città della Pieve and the gorgeous Tuscan countryside, enjoyed from different vantage points throughout the property or beside its fabulous pool.
Carefully restored and redecorated with a creative and colorful touch, living areas and bedrooms are spread over the tower’s four floors. The ground floor is home to a comfortable open plan living and dining room as well as a well equipped kitchen with a breakfast table and French door onto the large terrace. A spacious, charmingly appointed bedroom is found on each of the upper floors, two of which are normally two doubles and a twin, however these can also be made up to three doubles or three twins. All of the bedrooms have their own en-suite bathroom.
Immerse yourself in the beauty of the breathtaking nature while relaxing in the garden’s covered sitting area featuring colorful sofas and cushions. You can descend the stone stairs through the garden to take in the sun on one of the poolside loungers or cool down in the 12m x 4m pool before sipping some chilled local wine under the adjacent covered pergola. There is vine-laden dining area next to the house, perfect for your evening meals gazing up at the stars and listening to the soundtrack of crickets and rustling breeze through the trees.
Leaving your secluded oasis, you can easily amble through the narrow cobbled lanes of Cetona, browsing the shops, enjoying a caffé, a spritz and the local ambiance on one of the café terraces in the bustling central piazza. Learn more about Cetona and the area in the estate tab.
Please note, the villa’s numerous steps, both inside and out, should be taken into consideration for anyone with mobility issues or families with young children. This villa can also be rented with the neighbouring one-bedroom Livietta villa.

Nestled at the edge of a quintessential Tuscan town, the grounds of this bewitching 14th century tower are home to two distinct villas, each one hidden within its own private verdant oasis of fruit, olive and cypress trees which descend in terraced sections of lawns. The estate’s hilltop location also grants exceptional vistas of Monte Cetona, Città della Pieve and the surrounding countryside.
Situated close to the regional border with Umbria and Lazio, Cetona lies roughly equidistant between Rome and Florence. Human presence in the area dates as far back to the neo-Paleolithic period, with remains from Prehistoric, the Bronze Age and the Etruscan era on display in the Belvedere Park, the Museo Civico per la Preistoria del Monte Cetona and the nearby Parco Archeologico Naturalistico del Monte Cetona.
Cetona is an excellent jumping off point for exploring Southern Tuscany and further afield. The Val d’Orcia itself is one of the natural wonders of Tuscany, home to some of Italy’s finest gastronomic producers, including the world-famous wines such as Montepulciano, Montalcino. Its sublime nature provides for fabulous hiking and biking and you can also take in some golf at Lamborghini-Panicarola or various watersports on nearby Lake Trasimeno. Combine these culinary and active pursuits with cultural ones by visiting stunning historic towns like Città della Pieve, Chiusi, Montepulciano or Montalcino — all within a half hour drive of Cetona.
At an hour or two away, Siena, Florence or Perugia make for great day trips.

I think I already found my favourite last year! Casa Livia is so delightful, beautiful and at the same time cosy. It gives you the feeling of absolute peace and seclusion. On the other hand, you can be in the piazza in five minutes. It really is an invaluable combination. Last but not least, I would like to mention the lovely Patricia, who cooks incredibly well!

The accommodation was as expected, better than expected
The house is extremely tasteful, warm and comfortably furnished, we felt at home.
Everything for daily use was there and in nice quality.
Only inspiration: some nice wine glasses would be great.
Patrizia is a wonderful housekeeper. There is nothing to add.

Since we travelled with an electric car and Tuscany is not yet well equipped with charging stations, it would be a suggestion (possibly for the Municipality) to install a charging station at the car park.

House Livia is a beautiful house with an equally beautiful terrace and a wonderful pool in the countryside and adjacent to a pretty town, so that you can enjoy the tranquility and beauty of the house and nature on the one hand, but also on the other can go to the piazza at any time to enjoy a cafe or to have dinner in the evening. But one should definitely let Patrizia cook for you - a great pleasure!
